We are a scenic 23 site RV Park on 7+ acres in the town of Pagosa Springs, Colorado.

Conveniently located a mile from historic Downtown, home to the "World's Deepest Hot Springs" & less than 2 miles from Uptown.

Our Park is heavily wooded with mature Ponderosa Pine Trees that offer an abundance of shade while providing coverage to a variety of wildlife.

Enjoy outdoor Live Music on stage every weekend performed by some of the best local bands!

Other amenities include beautiful, newly remodeled bathrooms/showers-steam cleaned daily at 225º, daily trash pick-up, a fenced dog run & professional dog wash, 24 hr. laundry facility and walking trail.

Make use of our wood burning campfire rings, charcoal grills & large picnic tables with umbrellas in our Community Area.

We offer self-serve bagged ice & firewood available for your convenience.

Pricing & General Information

2024 Season

✓ Pagosa Pines RV Park is a smoke free Park.

✓ Please use current Cell # when making reservations. We will text our Park Address, your Wi-Fi Passcode & other important info the morning of your arrival.

✓ Maximum 40' RV length. Over 40' you must email/call to check availability.

✓ Roads throughout the Park are asphalt & sites are graveled.

✓ Each reservation includes up to:

➤ 2 People, 1 Pet, 1 Camping unit, 1 Vehicle.

➤ $5 per any extra person, pet, vehicle or car/ATV trailer per night.

➤ Max. 6 occupants, 2 pets, 1 extra vehicle parked in overflow parking.

➤ You must email/call ahead if you plan on towing an extra trailer.

✓ Pricing: 2 Night Minimum Required

➤Back-In Sites: $65 per night + tax

➤Pull-Thru Sites: $75 per night + tax

➤We offer 10% discount to Active Military & Veterans, must show proof upon arrival.

➤We do not offer a weekly or monthly rate

➤The July 4th Holiday requires 3 night minimum, no changes or refunds given

✓All RV's must be commercially manufactured

✓ No construction/destruction of camping units or vehicles on the Park property.

✓ All Campsites offer:

➤20/30/50 amp service

➤City water & sewage (fill & dump at site)

➤47 HD cable channels (connection cable not provided)

For Cable Service, please ensure the antenna booster inside your RV is turned OFF

➤Free Fast WiFi (not responsible for outages)

➤Picnic table & flowers

➤Daily trash pickup

➤Access to all amenities

✓ Check-in: 1:00 PM -7:00 PM Only

➤We offer $20 Priority Check-In from 11am-1pm upon approval, call 970-398-5290

➤Same day reservations made after 5pm must call to book.

➤No Check-in arrivals after 7 PM. Please plan accordingly as no refunds are given.

✓ Check-out By 11:00 AM. Late check-out is Not Available.

➤No refunds issued for guests who depart prior to the originally scheduled departure date.

✓ Electric car charging is not allowed.

✓ Hammocks & Tents of any type are not allowed

✓ No sub leasing of reservation.

✓ Exceeding the maximum occupancy or having more people than your reservation indicates, is cause for removal from the Park without reimbursement.

✓ Cancellation Policy:

➤All cancellations incur a $30 admin fee.

➤Up to 15 days prior to the day of arrival 100% refund is given minus a $30 admin fee.

➤14 to 8 days prior to the day of arrival 50% refund is given minus a $30 admin fee.

➤7 to 4 days prior to the day of arrival 25% refund is given minus a $30 admin fee.

➤3 days prior to the day of arrival no refund is given.

✓ All camping units 10 yrs & older must be approved.

✓ Camping units & vehicles must not be in a state of disrepair.

✓ Bicycles are permitted at your own risk. Only with helmets & adult supervision. This is strictly enforced.

✓ Skateboards, scooters, motorized/electric vehicles & golf carts are not permitted on the Park property.

✓ ATV's must remain trailered while on the Park property.

✓ No refueling of vehicles on the Park property.

✓ Pet Policy:

➤ No Aggressive Pets. No Exceptions.

You know your pet better than we do, so if you have any doubt, leave your pet at home.

➤ Dogs must be leashed if outside your camping unit. At no time should your dog be tied to a tree or picnic table. Play pens no taller than 20" are acceptable with adult present.

➤ Our Dog Run and Walking Trail are lined with untreated wood chips from a local sawmill and are pet ped friendly!

➤ Dogs can be off leash in the Dog Run Only.

➤ Please use the Dog Stations when out and about in the Park. This includes the Dog Run & Walking Trail. Failure to pick up after your pet will cost you a $25 fine.

✓ Persons failing to comply with the policies, requests, or instructions from Park Staff will be asked to leave immediately without further notice and without refund.
